HISTORY of THE ASPENS:
The residential community we call the Aspens was created in several phases over a number of years. The first phase included home sites on the north end of the Aspens called the First Filing Association.
A later phase of the development included both home sites and condos (Second Filing). The developers, wanting to protect the property values in the Aspens, filed covenants on all the properties and future building sites (officially, the Third Amended Declaration of Covenants Second Filing, dated July 30, 1976).
In addition to putting many restrictions on future use of the properties that might potentially hurt the quality of the neighborhood, the covenants established the Aspens Homeowner’s Association (AHA) to govern the operation of the entire development and to hire management to handle the operation. All owners are members of AHA. The covenants also established the Architectural Design Committee reporting to the AHA.
At the same time, the Jackson Hole Racquet Club Condominium Association (JHRCCA) was established to oversee the specific issues that multiple dwellings must face (shared assessments for common ownership assets like roofs, sidewalks, exterior walls, etc.) Subsequent condo associations have their own covenants and rules, but are still bound by the Second Filing Covenants.
Aspen Management Inc. was created in 1982 to manage the property needs of both AHA and JHRCCA. Needed services include road/bridge maintenance; common area maintenance, trash removal, budgeting and spending for all of that, and other duties as assigned by the AMI Board of Directors. The AMI Board is made up of the five Board members of AHA and the five Board members of JHRCCA. AMI also has separate contracts to provide various services to other condo associations and with First Filing.
Every member of AHA pays a quarterly sum to accomplish the community needs-roads, snow plowing, trash removal, and common area management. In addition to the AHA fees, condo owners pay to keep their condos up to standard. AMI uses these funds to carry out their management duties. AMI also owns their equipment and buildings.
